Nuzul Khayala Residences, North Jeddah

Nuzul Khayala is a residential development in the Khayala suburb of north Jeddah, positioned along the city's future growth corridor. It sits close to Haramain Road, giving quick access across Jeddah's districts, and is within reach of King Faisal Specialist Hospital, Al Ruhaili station, Al Jawhara Mall and King Abdullah Medical Complex. The site is also near King Abdulaziz International Airport, King Abdullah Sports City and Al Jawhara Stadium, with future projects such as Marafy planned nearby.

The development comprises 18 residential buildings on a plot of roughly 30,000 square metres, with a combined built-up area of about 54,131 square metres, totalling 312 residential units. Units are offered across several layout types (A, B, C, D and AB), ranging from approximately 147 to 202 square metres, as single-level apartments or duplexes over two floors. Layouts include three to four bedrooms — some with two master suites — alongside a maid's room, guest bathroom and a laundry and dressing area.

The project is built under the direct supervision of the Ministry of Housing, with materials meeting Saudi Standards Organization requirements. The structural frame, thermal piping and waterproofing each carry a 10-year warranty, and electrical panels are covered for 20 years. Finishes include double-glazed, thermally insulated windows, external thermal insulation, and ceramic and marble to Saudi specifications.
