Malfa Jeddah, Maren Townhouse, Al-Wareef

The townhouse sits within a master-planned residential destination in southeast Jeddah, within easy reach of the city's historic centre and its main business districts. A network of pedestrian paths connects the home to schools, mosques, health centres and retail, most reachable on foot within five to ten minutes. The wider destination extends over more than ten million square metres, with over 1.3 million square metres set aside for parks and green space.

This is one of 134 townhouses built to a single three-storey layout, with a built-up area of 192 square metres on a 200-square-metre plot. The ground floor holds a majlis, a family sitting room, a separate dining area, a living room and a kitchen, alongside two washrooms. The first floor carries a master bedroom with a dressing room and a private terrace, a second bedroom with its own terrace, and two further bathrooms. A rooftop of roughly 82 square metres tops the house, reached by its own staircase, with one open parking space in front.

Construction follows the Saudi Building Code, with porcelain flooring, washable paint finishes, moisture-resistant gypsum ceilings and marble staircases inside and out. Windows and doors carry thermal insulation and double glazing, and LED lighting is fitted throughout. The build carries a one-year warranty on finishes, plumbing and electrical work, and a ten-year warranty on the structure, waterproofing and soil treatment against insects.
