Al Warf District, Jeddah

Al Warf sits in southeast Jeddah, close to the historic city center and its main arteries. The development is planned as part of the wider Wjhat destinations program, with schools, mosques, health centers and retail reachable within a five- to ten-minute walk on a dedicated pedestrian network.

The residential collection comprises 693 villas and townhouses across eight models — A, B, C and D villas, the Ufuq and Maren townhouses, and the Saah and Rihab villas. Built-up areas range from about 161 sqm for the townhouses to 271 sqm for the largest villa model, with three to four bedrooms and four to six bathrooms depending on the model. Each home is arranged over a ground floor, first floor and roof level, with a private majlis, living and dining areas, and a private parking space.

Construction follows the Saudi Building Code, with porcelain flooring, washable paint, moisture-resistant gypsum ceilings and marble cladding to interior and exterior walls. Bathrooms use non-slip tiling and rust-resistant fittings, while doors and double-glazed windows are rated for water resistance and thermal insulation. The homes carry a ten-year structural warranty alongside shorter warranties on finishing, plumbing and electrical work.

The wider Wjhat Al Warf destination is planned for around 12,000 residential units, 21 retail centers, ten schools, twelve mosques, two health centers and landscaped green spaces exceeding a million square meters. Renderings throughout the brochure are for illustrative purposes, as the project remains under development.
